Why insulate your facade in Luxembourg?

Improved thermal comfort all year round

A home whose exterior walls are not thermally protected is directly exposed to weather conditions: stifling heat in summer, persistent cold in winter, and in both cases, soaring energy consumption. In Luxembourg, where winters remain harsh and summers are gradually becoming warmer, this issue affects many homeowners—particularly those whose properties were built before the 1990s, when thermal insulation standards were virtually nonexistent.

Facade insulation provides a direct solution to these problems. By creating a continuous thermal envelope around the building, it regulates indoor temperatures throughout the seasons, reduces energy loss, and lowers the demand on heating and cooling systems. However, before starting, it is important to clearly understand the available options, their practical implications, and the expected budgets. Every property has its own specific characteristics, which is why our experts assess each situation on a case-by-case basis.

Facade insulation offers a direct solution to these problems. By forming a continuous thermal envelope around the building, it regulates the interior temperature season after season, reduces energy loss, and decreases the strain on heating and air conditioning systems. Before proceeding, however, it’s best to fully understand the different options available, their practical implications, and the budgets involved. Every property has its own unique characteristics, which is precisely why our experts examine each situation individually.

What exactly is facade insulation?

Facade insulation involves placing specific materials between a building’s walls and the external environment (either on the outside or inside) in order to reduce heat transfer. This intervention improves the overall energy performance of the home and positively impacts several aspects of everyday comfort.

Before undertaking any work, it is useful to consider both the benefits and the potential constraints:

  • Occasional maintenance is necessary to maintain performance over time.

External thermal insulation (ETI) or internal thermal insulation (ITI): which facade insulation method should you choose?

External thermal insulation (ETI)

External Thermal Insulation (ETI) involves covering exterior walls with an insulating layer applied to the outside, which is then finished with a protective cladding. Its effectiveness is based on a simple principle: by treating the entire wall surface without interruption, it eliminates nearly all thermal bridges. Another significant advantage is that the work is carried out entirely from the outside of the home, without reducing any living space.

ETI is now considered the benchmark technique for ambitious energy renovation projects. It significantly improves a property’s energy performance certificate (EPC), a major asset in Luxembourg’s highly competitive real estate market.

Internal thermal insulation (ITI)

Internal Thermal Insulation (ITI) involves fixing insulating materials to the inside face of exterior walls. This approach is often preferred when the façade cannot be altered, particularly in areas subject to architectural or heritage regulations, which can be found in several municipalities across the Grand Duchy.

Less expensive to implement than external thermal insulation, it does come with a few limitations that should be considered: a slight reduction in living space proportional to the thickness of the insulation installed, and a lower effectiveness in eliminating thermal bridges. However, it remains a fully suitable solution in many situations, particularly for apartments in multi-unit buildings or as part of a phased renovation approach.

The key stages of a facade insulation project

Isolation maison

To ensure a durable and technically flawless result, a facade insulation project is carried out in four distinct phases.

  1. Preliminary facade inspection
Every project begins with a site visit from our site manager. They assess the overall condition of the walls, identify damaged areas, detect failing joints, and take into account the specific constraints of the building. This initial assessment is essential to determine the most suitable method and to provide an accurate quote.

  2. Surface preparation and cleaning
Before any work begins, the façade is carefully cleaned of any residue that could compromise the adhesion of the insulation materials. This stage includes repairing damaged joints and removing any impurities that could affect the quality of installation.
  3. Installation of insulation and application of the finishing coat
The supporting framework is installed, followed by the application of the chosen insulation materials. Once the thermal envelope is in place, a finishing coat is applied. This serves a dual purpose: it provides long-term protection for the insulation system against weather conditions and gives the façade the desired aesthetic finish.
  4. Final inspection and project handover
At the end of the project, a thorough inspection is carried out. Repointing of masonry, flexible sealing around window and door frames, and all finishing details are carefully reviewed. Nothing is left to chance, ensuring a watertight, durable result that meets expectations.

Insulating materials for the facade: how to choose?

The choice of material directly determines the performance of the installed system. Several criteria must be evaluated simultaneously to guide this decision:

Thermal performance, to limit heat loss as much as possible

  • Acoustic properties, to reduce the external noise pollution
  • Moisture resistance, to prevent condensation and mold
  • Durability, to guarantee effective protection over several decades

Natural insulators

Made from renewable resources, natural insulation materials have a low environmental impact. Among the most commonly used are sheep’s wool, expanded cork, and cellulose wadding. These materials offer good thermal and acoustic performance, naturally regulate ambient humidity, and are particularly valued in eco friendly construction and renovation projects. Their fire resistance varies and depending on the product, but is generally satisfactory.

isolants minéraux

Mineral insulators

Glass wool and rock wool are the most common representatives of this family. Widely used on facade insulation projects, they offer an excellent balance between thermal performance, acoustic insulation and fire resistance. Rock wool is particularly prized for its ability to withstand compression and its longevity, making it a reliable material for outdoor applications exposed to the elements.

Isolant synthétique

Isolants synthétiques

Expanded polystyrene (EPS) and polyurethane are the most widely used synthetic insulation materials for facades. Their lightweight nature facilitates handling and installation, and their thermal performance is among the highest on the market. Their resistance to moisture is also a significant advantage. However, their cost fluctuates with raw material prices, and their environmental impact is less favorable than that of natural insulation materials.

Implementation techniques for facade insulation

Whatever the method chosen, facade insulation systematically provides three common benefits: an aesthetic improvement of the exterior of the building, improved thermal performance and better resistance to external aggressions (rain, wind, frost and UV radiation).

The cladding

Cladding consists of placing a protective covering over the insulating layer already installed. This covering can be made of wood, natural stone or composite materials, offering a wide range of aesthetic renderings adapted to different architectures. Its price varies significantly depending on the material chosen, making it an accessible solution for various budgets.

Coated panels

This technique consists of fixing insulating panels directly to the exterior walls, then covering them with a finishing coating. The panels can be made of expanded polystyrene, mineral wool or other materials depending on the needs of the project. It is one of the most widespread solutions in the context of ITE, particularly for its simplicity of implementation and the diversity of finishes available.

Insulating plaster

The insulating coating is applied directly to the surface of the existing facade. This composite product incorporates insulating granules and specific binders, which improve the thermal performance of the wall without requiring the installation of additional panels. Less efficient than the two previous techniques in terms of thermal resistance, this solution is suitable for smaller projects or facades with particular constraints.

What budget should you plan for facade insulation in Luxembourg?

The cost of facade insulation depends on several variables that must be assessed before work begins:

  • The type of insulation chosen (exterior insulation, interior insulation or insulating plaster)
  • The total surface area to be treated, less openings (windows, doors, bays)
  • The chosen insulating material and its technical characteristics
  • The complexity of the site and any access or configuration constraints
  • The cost of labor, structurally higher in Luxembourg than in neighboring countries

To accurately estimate the cost per square meter, you need to measure the surface area to be covered, select materials suited to your objectives and budget, define the intervention method, and then analyze all the expense items. Generally, the cost ranges from €130 to €160 per square meter, excluding subsidies. This amount may be higher depending on the specific characteristics of the project and the materials chosen.

Frequent Questions

The thermal resistance of an insulator, expressed by the R value, corresponds to the ratio between its thickness and its thermal conductivity (λ). The higher this value, the more efficient the insulation. In Luxembourg, regulations impose a minimum thermal resistance for walls: greater than 4 m².K/W in new construction, and greater than 3.7 m².K/W in renovation.

The thickness required to reach these thresholds depends on the material chosen. It is generally between 8 and 15 cm for exterior insulation, and between 12 and 18 cm for interior insulation. Our experts will help you determine the optimal thickness for your specific situation.

Properly executed facade insulation work improves a property’s energy performance certificate (EPC), which positively impacts its market value. According to data from the European Commission on the energy performance of buildings, energy-efficient renovations can increase a property’s value by 2 to 11% for sale and by 1 to 5% for rental. In Luxembourg, where property prices are among the highest in Europe, this value increase can amount to very significant sums.

Facade insulation is not systematically obligatory. However, it can be in certain specific situations:

  • New buildings are subject to thermal requirements defined by Luxembourg regulations on energy performance, which impose minimum levels of insulation for each component of the envelope.
  • Certain large-scale renovation projects may trigger the obligation to comply with thermal performance thresholds, particularly when the work exceeds a certain percentage of the building’s surface area.
  • Buildings used for professional purposes or open to the public may be subject to specific energy efficiency requirements.
